Comprehensive Marketing & Advertising Program: Kismet Property Management, LLC provides our clients with a proactive and cost effective marketing campaign, designed to showcase each property to its best advantage. We’ve done our research – since over 85% of potential tenants use the Internet to search for a rental home, we focus our efforts on full-color, detailed listings online, with informative links for schools, neighborhood profiles, shopping, and restaurants. We also know that no single website attracts all real estate traffic! To increase your property’s chances of rental, we upload your available listing to several top Internet Listing Sites on a daily basis.

Rigorous Credit, Income, and Criminal Screening: Kismet Property Management, LLC is committed to finding quality tenants that pay rent on time and take good care of your property. All applicants must verify their income to prove they can afford the rental payment. We conduct a thorough screening of all prospective tenants 18 years and older, including a criminal background check, complete credit history, and the national sex offender registry. We follow all federal and state real estate regulations to ensure you are in full compliance.

Routine Inspections: Qualified home inspectors examine and evaluate all Kismet properties annually to make sure the tenants are caring for your property. We will communicate promptly with you about any issues that need to be addressed, including plumbing, furnace, water heaters, air conditioners, or any other mechanical systems as well as appliances.

Online Accounting and Financial Reporting: Kismet Property Management, LLC uses a web-based property management system that provides our owners with secure online access to comprehensive financial statements, including notification when monies are collected and disbursements are made. We provide additional reports, including – but not limited to – tenant rental payment history, work order history, and property history. Our system provides you with access to the information you need, when you need it.

Maintenance Coordination: Kismet Property Management, LLC provides diligent, timely, and professional maintenance to your property. Our in-house maintenance staff and preferred vendor relationships will save you time and money as well as headaches and hassles. To protect your property and take care of your tenants, our maintenance department is available 24-hours a day, seven days a week, including all of our emergency services.

Rent Collections: Kismet Property Management, LLC has a full-service collection department. Our collection processes are professional and structured, and our staff is diligent in collecting your rent in a timely manner. We make our requirements very clear at the beginning of a rental period, and our tenants fully understand that their rent must be paid on time.

Complete Eviction and Possession Services: We follow proven and standard practices when it comes to collecting rent and are rarely disappointed. However, in the unfortunate event a tenant can no longer meet their rental obligation, we are fully prepared to initiate the legal steps necessary to collect rent payment and/or evict tenants. Our staff is knowledgeable in state and local Landlord and Tenant Laws and can act swiftly and fairly on your behalf.
